Homeowner Interview

To start off, I listen to you to learn your home’s specific issues. Your experience with the house can help guide the inspection.

Billing Analysis

I analyze your energy bills to calculate your actual heating and non-heating related energy costs. This determine where the greatest savings are in your home.

Infrared Camera Scan

An infrared camera visually illustrates surface temperature of floors, walls and ceilings to locate heat loss

House Pressure Test

A fan is temporarily set up in your doorway. The fan sucks some air out of the house and air comes through all the holes and cracks everywhere else in the home. Using a pressure sensing computer, I determine exactly how leaky the house is. While the fan is running, I walk around the house to pinpoint leaks using infrared technology and theatre smoke.

Attic, Basement and Crawl Space Inspection

I search these spaces to evaluate insulation, find holes and cracks, assess ductwork as well as other health and safety related issues.

Scoping

When there is a difficult to inspect area, I use a fiber optic camera (boroscope) that can snake into hard to reach areas and take pictures to get the needed information.

Heater Evaluation

I measure efficiency of heaters and check for safe venting of combustion gases where appropriate. Recommendations are made to optimize the existing heater or to replace it with a different system.

Heat Pump Performance Testing

Air flow is critical for heat pump efficiency and I have a tool to measure that flow. The inspection also includes recommendations for optimizing controls.

Ductwork Testingduct leak testing equipment

Includes a visual inspection of ductwork. This may include pressure testing using a special fan that measures duct leakage. This latter test is now needed to meet WA State Energy Code when building new houses or replacing furnaces.

Water Heater Assessment

Check efficiency of the water heater and the water temperature. I can also give advice about water circulation pumps and address hot water wait time issues

Ventilation

I measure bath fan flow and inspect the condition of the vents and fan controls. I can make recommendations for whole-house ventilation and filtration to help improve indoor air quality.

Window Inspection

I examine your windows, including the use of a low-e detector, which can determine if your windows have an invisible coating that helps keep heat inside your house

Health, Safety and Durability

This includes a wide array of inspection points related to identifying sources of indoor air pollution, moisture problems and other potential hazards in your home.

Water Assessment

Measure flow of showerheads and faucets. Assess other hot water using appliances such as dishwashers and clothes washers for improvements

Check large appliances for savings opportunities

Lighting Evaluation

I evaluate lighting quality and efficiency. I recognize the difficulty of finding efficient lights that work well in your home. I have LED and CFL samples to demonstrate in your home so you know exactly what kind of light to expect from different bulbs. I can also help with dimmers.

Money

I stay up to date of the latest utility rebates, tax credits and home energy efficiency financing products that you can take advantage of.

Written Report

Includes a prioritized to-do list so you now what is the most important project to tackle next. The report breaks each suggested actions into detail, giving you all the information you need to move forward.
